How is a Modern-Shed shipped?

Shipping is provided through a Seattle company that can arrange for delivery to a location specified by the buyer. Shipping logistics are confirmed at the time of purchase. All the partsare packaged and shipped flat.

Can a window be added? Skylight?

The basic shed has an opening just below the roof. The office shed has the same opening but glazed in, and it comes with an operable window and a glass door. Additional windows and wider doors are available options that can be added. Skylights are not offered at this time.

Is shipping expensive?

The cost of shipping something of this size is certainly no small cost, but when it is compared to the whole of adding a similar sized addition to a house or hiring a contractor to build something from scratch, the installed Modern-Shed will be less money per square foot overall and of a better quality because it was built indoors in a controlled environment.

What type of foundation is required?

For site preparation you would need to provide four corner supports (either poured concrete footings or pier footings, similar to a deck.) The panelized floor system sits on beams that rest on the footings. Because the floor system is independent, the shed can sit over grass, dirt, gravel or any flat surface.

Do you have plans that show window and door placement?

Please let us know if you would like a simple plan and elevation to be sent to you that shows where the door and windows are along with the dimensions of the structure.

What is the siding and roof made of?

The siding is a product called Hardipanel, which is made out of wood fibers and cement pressed together. The panels come pre-painted and drilled for easy installation with the stainless steel screws. The roof is a corrugated galvanized metal that is fastened over a waterproof membrane.

Can I choose a color?

The basic color of the panels is a painted gray. However a custom color can be applied for a small additional cost.

Can I have a different type or wider door?

The door for the basic shed is a flat panel 36”steel door that is painted. The office shed comes with a 36” glass door. Double (French) doors, or sliders are available options for both models.

What is the difference between the Basic Shed and Studio Shed?

Both sheds share the same structure and finished outside. The basic shed’s interior is unfinished studs while the office shed has finished walls with insulation, finished floor, and the glass windows. It is ready to use in except for electrical needs.

Can I get a larger version than what is available?

Custom sheds can be done within certain limits. The available sizes are easy to assemble and have parts that are reasonable to manage with two people. Additionally the four foundation supports and floor system are simple to install. When the size gets bigger, more supports are needed and the panels become larger too. The best thing to do is call and we can discuss the feasibility for the dimensions you have in mind.

Is the opening at the top totally open?

The original shed was completely open at the top. It still is that way and has provided for a dry room for garden equipment, etc. However the basic shed has options with a screen around the top or a window.

How about wiring the Modern-Shed, do I need an electrician?

Wiring the shed is the responsibility of the owner. The best thing to do is hire a licensed electrician who can supply power and lights according to the local codes. The studs are pre-drilled for wire and the closed panels have removable sections that allow for easy access.

How about heating?

The basic shed is un-insulated. The insulated model is quite efficient because of its size. A licensed electrician can install a small heater on a digital timer.

Is it really easy to put together?

Installation is intended to be very straightforward. All of the parts have been pre-assembled as much as possible and have been pre-painted ahead of time. The walls, floor, and ceiling are built in panels that bolt together. However some building skill will be needed during assembly.

Do you use sustainable/recyclable materials?

We are interested in doing prefab because it is a sustainable concept. Being that all our work is done in one location and under one roof maxamizes efficiency and minimizes waste in materials and site trips. We are using engineered building products which are more efficient and resource conscience.

Can the sheds withstand hurricanes?

The structure was designed for typical conditions that covers most of the states by withstanding winds up to 85 mph. Hurricane force winds require a structure that is designed to withstand wind forces above 100 mph. The structure would need some modifications like a continuous footing and additional hardware to hold to the earth. It can be modified for such a condition with some engineering.

What is the shed's snow load?

The sheds are designed to hold 25lbs per square foot of snow. This condition includes about 85% of the United States. You would need to verify local conditions for your area. The design can be modified to meet a heavier requirement if needed.

Do you ship to Puerto Rico?

Shipping to Puerto Rico is around $1100 – 1200 by boat and takes approximately 14 days. There is no tax because it is part of the US Territories.
