What is the difference between an additional dwelling unit (ADU) and a backyard studio?
A lot of our clients come to Modern Shed with the idea that the structure they want installed on their property is an additional dwelling unit or ADU (DADU if detached from the home). In most cases, after a few important questions, we’re able to confirm that all they really need is just an accessory structure, not a full ADU!
Let’s clarify the differences between the three main structure types you can build on your property:
Additional Dwelling Unit (ADU)/DADU:
- DWELLING: kitchen, bathroom, living space.
- Stand-alone utilities and hookups. Separate electrical, water, and sewage from the primary residential structure.
- Some local ordinances qualify any structure containing a cooktop as an ADU.
- Most home offices, art/music studios, and other workspaces do not apply, even with a powder room or microwave/mini-fridge.
Modern Shed Studio:
- Typically, do not require a building permit if under 120 square feet (may be more or less in some jurisdictions)
- Still must follow legal feasibility including setback from property lines and existing structures, power lines, etc. and impervious surface regulations
- HOA restrictions apply
- Larger structures that do not serve as dwellings may require additional permits but still not be considered an ADU
- Most home offices, art/music studios, and other workspaces could be considered a studio space do not require a building permit nor are they considered a DADU.
Garden Shed:
- Local ordinance & HOA restrictions only
- Basic home and garden storage, not suitable for dwelling or studio space without significant investment, if possible.
